Wow. Those are some expensive problems with the home. Electrical panels and moving an oil tank are big money (and necessities). I wish you luck, but I would defnately get some estimates so you know how much you will be spending on top of the purchase price. It may not be worth it.

PS- The realtor sounds interesting. I would never buy a home that has the tank under ground and I would defiantely require it be moved before purchase. It is not a strange request.

yeah, and I think if the owner does not mind the testing, I'm sure we can work it out as far as who pays for the test.

Its not a "must have" house for us, but we are trying to be as reasonable as we can.
