The inspection should be done before signing the contract ( and the lawyer should be involved in drafting the contract). If the contract is already in place, a lawyer or an inspection will have little use.

But its a no-brainer to spend 200$ on an inspection and 800$ for a lawyer. You might put a lot more than 1000$ at risk for not using an inspection / lawyer.

I used to rent a place in Mineola a block from the LIRR tracks, and while it is true that the train honks during the night, just keeping the windows closed at night was good enough to mitigate the noise.. it did not bother me at night. Infact, I live in a house at-least a mile from the nearest LIRR track, and I still hear the train honking on a silent night if I keep the windows open.

What if you're looking to buy in a brand new condominium development? Are inspections still a good idea?

sure it's a good idea. Just ask the people who moved into that brand new apartment complex behind the source mall.
