It's a pretty bad area. I wouldn't buy or rent there.

For the same money you can likely get a somewhat equivalent house in places like Hampton Bays, Holbrook, Medford etc.

It's bad. And, it has a bad reputation. If you aren't an Italian American contractor you'll be looked upon with suspicion.

It's also racist.

What about Mastic Beach? I went to Smith Point Park Beach over weekend for the first time and the area off of Wm. Floyd Parkway did not look bad. Driving past the side streets close to the water seemed like nice area. But I guess most neighborhoods on the water are better? If anyone can fill me in on this area I would like to know, but just for curiosity sake!

Mastic Beach is the nicest part of Shirley/Mastic area but its still apart of one of the worst school districts in Suffolk. If you have Children or plan to, I would still stay away.

This is patently untrue. Other than the houses immediately ON the water (which flooded heavily during Sandy) the nicest part of the area is Shirley, particularly N. Shirley. Higher percentage of owner-occupied homes, and just a generally better-kept section of town. In spite of what the "Village of Mastic Beach" marketing materials say, Mastic Beach remains the most dangerous part of the area, particularly Neighborhood Road and the surrounding streets.

As for people with kids, it's certainly not ideal, but if it's all your budget allows, it's not the worst option in the price range. The William Floyd school district tests poorly, but kids with involved parents tend to do okay, and if you can keep your kids in the honors program in junior high and high school, they're so far removed from the general population it's like attending a totally different school.

Let me tell ya something pal I grew up in western suffolk north shore predominantly upper class wealthy neighborhood and because of the money these kids had access to the bigger the parties they would throw each weekend and the better the drugs were. So it does not matter where you grow up/ rich, blue collar, or poverty - there are and always will be drugs flowing into this country thankfully to our governments taste for illegal ops and ways to fund them as well as line there pockets. I happen to live in the same place you her up on just a few blocks away and never see drug addicts walking through my my neighborhood or standing together on a corner. I see kids riding bikes and playing basketball and at 7-11 while I'm sure you can get what ever you want in the parking lot because of its location the only people I see hanging out there are grown men with 4
$40k-$50k motorcycles and contractors and sports car clubs with some cars in excess of $100k so now I'm sorry you had to grow up when it was such a crap whole but that's not the case anymore-- there Also is a 7 th precinct newly added just blocks from our area so I'm sure that helped a great deal as well.. Get your facts straight or don't say them at all. 20 years ago even 10 years ago is a long ways away from what goes on here now
