A couple of months ago I negotiated, through a broker, to buy a house. The deal didn't go through for reasons I won't get into. The house has since been removed from MLS, is not being advertised, and I assume the broker's contract has expired (it was advertised on MLS for six months).

Now that the house is not listed by the broker, can I contact the buyer directly? I would only do this if the broker would not be due the fee. Would the fee be due anyway because I was showed the house originally by the broker?

It depends upon the broker's contract with the seller. Most have a standard clause that reads as follows:

The above compensation shall be paid to the broker in the event that the owner enters into a contact of sale to sell the property or actually sells the property within a periond of ____ days after the termination of the agreement to any buyer who has been shown the property during the term of this agreement.

What is the most commonly used number of days after contract termination? If it varies a lot, what is the range?
