My Brother is almost on the water in Lindenhurst. Their street can get flooded during high tide and when there is a storm coming. A lot of the houses now are up higher and have no flooding issues. They do not have issues with bugs or smells. The best thing to do is check out an area right after a storm hits and see how bad it can get. Some areas are better than others just like with everything else. Unless the house is very large, the taxes are reasonable.

its definately possible to get ones on the cheap too depending on your standards. There are a bunch in south bellmore that aren't pricey. Some are run down shacks... a lot are on some very narrow streets and built on small properties.

insurance can be much more than 700 yr, I looked at one with a quote of $3500. Also no basements. Additionally there is the danger of the canal if you have kids.

If you get the regular basic flood insurance through FEMA, it was around $700 for me. If you try to get a quote through a regular insurance company, they will quote you 3 times that, as I also got a quote for well over $2k for the same policy. Highway robbery.

south of lindenhusrt always had flooding problems, been like that for years. massapequa doesnt flood much at all.

I meant "south of montauk in lindenhurst". its always been a problem there. its common knowledge along the south shore that it floods alot.

that may be true for your house, but they have differnet zones with differnet prices and after September 09 all new policies are written with the new zones and premiums. Far as I know, my broker was quoting me the FEMA policy. to get it lower, they said I could get an elevation study done. I passed on the house.
