Long Island's two counties, Nassau and Suffolk (where Sagaponack is located) account for more than half of the 50 most expensive small towns in America.

Default For those who may not be familiar with Sagaponack

For those who may not be familiar with Sagaponack:

Sagaponack is a village (incorporated in 2005) in the southeast section of the Town of Southampton (it's up against the Southampton/East Hampton town line), in the southeast part of Suffolk County.

Beginning on the north and moving in a clockwise direction, the Village of Sagaponack in the Town of Southampton is bordered on the north by the Hamlet of Bridgehampton; on the east by the Hamlet of Wainscott in the Town of East Hampton (the Southampton/East Hampton town line); on the south by the Atlantic Ocean; and, on the west by the Hamlet of Bridgehampton

The Village of Sagaponack has a different border than does the "Sagaponack, NY 11962" ZIP Code postal zone (i.e., a place can have other than a "Sagaponack, NY 11962" mailing address and be in the Village of Sagaponack). There are places in the Village of Sagaponack with a "Bridgehampton, NY 11932" mailing address.

For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County): Excellent Long Island Geographic Resource

No surpises here.

The Hamptons have always been the high water mark for LI Real Estate.

"What is most revealing is that with few exceptions, the most expensive small towns are clustered along the coastline. If you’re looking for lower prices, move inland."

We need to make them pay more in property taxes. They certainly can afford it.

This also answers another recent question on the C-D LI board: "Which shore is the most prestigious?" Judging from the small towns mentioned, the North Shore of Nassau dominates with a tiny bit of exception (Hewlett Bay Harbor) and the South Shore of Suffolk dominates with some exception (Old Field).
