May not be bad, bad...just unsightly, run down,unloved etc.

"Prime for gentrification." "Room for improvement"
etc etc etc.

For RP it would probably be the Broadway area.
Its not unsafe bad, just a little run down, some rentals, petty stuff.
It has improved greatly over the last 10 years or so but theres still some room for improvement(but also some great bargains).

I have noticed that in any town most of the crap area houses have a arterial/ double yellow line in front of them.Sadly thats what many of us get to see about a town so sometimes our judgements may be a bit skewed unless we look more closely.
(Its not always the case if your Mansion has an Acre setback off of 25a.
but by and large it is.)

With that being said IMHO for 11778 its

Crap/Broadway.

Youre welcome to offer a different opinion, but be honest.
We know you have a crap area nearby too.

Bellport is a very extreme example of this.

North of Sunrise, it's fine. Sunrise south to about Beaver Dam Road is the slums. From about Associated to the village line, it's fine, and once you get within the village boundaries, the village is NICE.

Crooks..you're right. That Broadway area has a lot of potential. I think the amigos drinking their cerveza outside the deli, across from Gracie's, certainly is bringing that area down.

My area of Massapequa Park has no real crap.

Role Model....

I think what Crooks is saying is that some towns can be 100% safe to walk through at all hours...but at the same token some parts may not be "kept up" or look kinda "grungy".

Bellport isnt one of these towns...you cannot walk north Bellport below Sunrise Highway. Well unless your crazy!

Near Jericho, New Cassel and parts of Hicksville are sketchy. But the Birchwoods and the Western village of Westbury are very nice.

I don't think GC has any crap areas that are unsightly, unloved, etc. That said, there are places in this town I would not live. Right up against the RR tracks near the main line (as opposed to the Hempstead line) especially with talk of a 3rd line going in. Also, wouldn't want to live in the eastern section, too close to Hempstead and the Roosevelt Field mall. There's nothing wrong with the houses in these areas though, people take care of them and such.

The area over by the flea market is not as nice as the rest. A little seedy/ run-down. Still not bad by any means, just cosmetically not as nice.

I like the area of Levittown off Wantagh Ave the best
