Hi,
Please help us in finding our neighborhood and home. We really appreciate your help!
We are looking to buy a house in suffolk county.
We need a 3 or 4 BR house, with a basement, in a good school district.
We can go up to $420K, but we'll be comfortable in $350 range, and we don't want to buy houses older than 40 years.
We like Three village, but the taxes are very high..
We found some houses in Holtsville/Holbrook, in sachem district. But, people have mixed opinions about that district..
We do our research in greatschools.net, but thinking of getting real people opinion now..
(Also, our parents would like atleast few Indians in the neighbourhood, anyway that's optional.)

It might be helpful if you can identify the tribes you would like those few Indians to be. Utes, Apaches, Iriquious, Hurons?

supposedly 3 village is the cream of the crop, an A+ school. Mount Sinai and Miller place are up there as well... You'll be able to help pay for your kids college if you settle for a B to B+ school, don't you think? Sachem, Middle county, the Islips, Rocky Point,..

If you really want three village school district, around Centereach/S. Setauket would give you the biggest bang for your buck. Only few select northern part of centereach is in the three village so you have to be careful. Otherwise, go more east to miller place/sound beach/rocky point where school districts are good and house prices reasonable.

Default Understanding the geography of "Lawn Guyland"

GGG123, in case you are unfamiliar with the local geography:

What people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".

Also, many colloquially refer to a "downtown business district" in a hamlet as a "village".

NYS Geographic Glossary and Excellent Long Island Geographic Resource may be of some help to you in understanding the geography of "Lawn Guyland".

On LI, You Ain't Where You Think You Are, rev. 1 may help you understand the great geographic confusions caused by non-conforming ZIP Code postal zones.


You can get a fact sheet for any city, village or hamlet on Long Island by going here American FactFinder and input the name of the city, village or hamlet for "city/town" (leave out the ZIP Code) and New York for "State", and then click "GO".

You'll get a lot of demographic, and some economic, statistics for the city, village or hamlet you selected, and if you click on "Reference map" (it's on the right hand side), you'll get a map.


When you do find a house that you like, you can find out in which community (city, village or CDP) that house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, very importantly, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

Thanks a bunch for all your replies..

I like Miller Place,... but they are North as well as East to commute to work..
Are there anyone living in Holtsville/Ronkonkoma/Holbrook area in Sachem district? Are the schools OK?

If you decide to stay in Sachem (after everyone here debates about the best schools) Ronkonkoma and Holbrook are nice towns to look in and fit your $$ range comfortably. Commack and Kings Park are good options too around the $420K mark (I think there are a few asian Indians over there) and also look into Hauppague, another nice place.
