Who reveals if you need permits in TOH, I'm not sure because I thought when you sell your home its between the realtor lawyers and buyer, how does permits get involved, basically how does town find out?
For most zones in Town of Oyster Bay, AC units must be 5' from the side yard and cannot be in a front yard. Corner houses have 2 front yards and the AC unit cannot be in either front. If where you want to install the AC unit complies with the code, You may file a Fast order permit for it. Just show the location on a survey and go in and file for it. You will leave with a permit. If there are other structures on the property that do not have C/O's the town will make you file for them. A variance is tough as it takes 6 months to a year to complete. Hopefully you will not have to ask for a variance. If you install it without a permit, The town will pick it up at some point and you will need to file for it. Unfortunately with TOB, when they issue permits they look at the whole property and try to find other improvements that need permits. Usually they do not issue one without the other.
