I am wanting to move to SoCal. My interior design/build business caters to the highly selective wealthy, such as entertainment and sports industry types.

I want to keep my personal expenses on the low end while I get established. I am a single father of a 3rd grader. I don't want private schooling at this time. An exemplary rated school is a priority, as she is currently in a gifted child program.

I would like to find reasonable rent for the area in a safe and mid- to upper-middle class neighborhood. I've been looking into WeHo, Silverlake, Santa Monica, Studio City, etc. BH would be great, if something reasonable came up, but that's probably a long-shot.

Are there neighborhoods in the Valley that qualify? Or even along the coast? Are there other communities I should be looking at where there is an active concentration of the above clientele, such as Malibu, Santa Barbara, etc.?

Of the areas you mentioned, Santa Monica would probably have the best public schools and would be close to the Palisades, Brentwood and Beverly Hills where your clients would be. L.A. City schools suck. If you like your kids, stay away from them.

Beverly Hills is very overrated, and just as expensive as Santa Monica.

You'll need to define "reasonable" rent.

Mid/Upper class neighborhood and reasonable rent do not exist in Los Angeles, especially the smaller independent cities (culver city, beverly hills, santa monica).

I would "one up" the comment above - if you care about your child, put him(her) in private school.

Thanks for the responses. Compared to where I live, rents are ridiculously high in Cali, so "reasonable" for me means "reasonable for the area" given the higher cost of living. If you need a number, how's $1500 sound? Can that be done for 2 BR in those areas? Under $2000?

Eh.

$1500 is more reasonable for a 1 bedroom in Santa Monica. You CAN find 2 bedrooms, but it wont be anything spectacular. At least you'll be in the school district. Sames goes for Beverly Hills. Culver City is more reasonable, but I cannot speak to the quality of the schools.

You'll likely have to find something in the City of L.A. with that budget.

To be happy in SM you'll likely need to use that entire $2k budget.

We have a 2 bedroom for rent in Beverly Hills, but the rent would be closer to $2250 in this market. 1 Bedroom mught be $1650 right now.

Beverly Hills is NOT overrated.
