Okay, so I've decided to finally cut loose of where I'm living now and return to Los Angeles. I lived in Reseda (the area around Vanowen and Kittridge), Studio City, and Culver City. Does anyone have any advice on those areas--or any others--now? What changes should I expect?

reseda is now a pretty bad area, but studio city and culver city are very nice (and expensive).

I sure don't intend to move back to Studio City...know I can't afford it, but would like to know some other areas that might be reasonable. I know better than to search hard for the "safest" area. That's an illusion. Halfway decent and negotiable is what I'm searching for.

Reseda is not all bad.

Of course, Reseda never was the "best" area. Always had a working class or blue collar nature to it. Granted the post WW II Reseda was a more stable working class burb with returning vets working at the GM plant. Those days are long gone.

There are some gang issues in parts of Reseda today...albeit nothing as violent or dangerous as in South Central LA (or South LA as it is now called). And the "downtown" Reseda of Sherman Way is certainly a bit frayed. Granted it was never Ventura Blvd either.

That said, there are still decent and even good pockets in Reseda...esp. west of Reseda Blvd and north of Sherman Way. Very nice pockets of single-family, 1950's homes.

We didn't have the neighborhoood councils 20 years ago. About 10 years ago the city charter was reformed to create these neighborhood councils. You can find some good info. here:

Another area to consider that is quite nice and "relatively" affordable is Lake Balboa. I've got a friend that owns a house on a nice, quiet street in this area of the valley. He's single, no kids. But plenty of families with kids live on his street and neighborhood. Very safe and pleasant.

Housing budget? Buying or renting?
