Hi,

I am thinking about moving to Woodland Hills. I will be working in Santa Monica (10 Freeway - Cloverfield Exit). I start work at 10am and leave work at 7pm. I was wondering if any of you have a similar commute at a similar time and could tell me how much time it takes when going the 101-405-10 route and going the Topanga Canyon Blvd-PCH-10 route.

I wouldn't go on Topanga Canyon in the morning if you can avoid it, traffic is the worst!!!

Even though you are starting at 10AM traffic either way will probably not be good on most days.

A common answer to questions similar to yours is "Why don't you move near Santa Monica?" The answer is even more meaningful if you are single and seek a nightlife.

I am not single and I spent my twenties partying so I'm done with that. Right now I am hearing the call of a nice big house with swimming pool in Woodland hills with my girlfriend. For the same price, I can probably just afford a 1 bedroom appartment in Santa Monica. I guess in the area that would qualify as "near santa monica" I can probably afford a little shack...

The commute from Santa Monica to Woodland Hills is long. I used to travel from SM to Mulholland and the 101 twice a week. That was 5 years ago and it was bad. Sometimes certain legs moved to ease the trip, most times it took about 1 hour. Now Im sure its much worse.

You would have to first get to the 405 going north, via the 10 east which would be a hassle at the transistion ramp as well as leading up to it, or you would need to street it and do what alot of the valley folks do and cut through brentwood, which is also a mess and personally a drag for brentwood residents. Then deal with 405 north traffic, transition to the 101 North. The 405/101 transition is better since they closed the haskell offramp to those coming from the 405.

A "house" in woodland hills is going to start at mid $600,000. A "nice big house with swimming pool" is going to be over 1 mill. If you work in sm, id look at big house compared to loong drives everyday. It gets old really fast and it takes its toll on the commuter.

It will not be fun. Anything near the 405 & 10 intersection is horrible. I would reconsider that location.

At 10 Am will not be bad 35 minutes each way.If you started at 8AM i would say an hour.Woodland Hills is not exactly cheap but most prices will fall alot over the next few years,so my advice is rent for a few years then get a great deal nearer S MONICA.Encino is a little closer look there and Sherman Oaks.
