I'm thinking of renting a place there. Seems ok during the day. Also, is it even in Sherman Oaks? How's the traffic on Burbank blvd during rush hour?

Its not a bad area. The apartment complexes ON Sepulveda are a bit scary though. A few years ago, north of Burbank blvd was considered Van Nuys but recently it was changed to Sherman Oaks I think up to Oxnard (north of the Target, Petco and Osh). So even though the new name is Sherman Oaks, its still Van Nuys'y people living there. It gets especially dicey in apartments north of Burbank blvd.

As far as traffic on Burbank it isnt bad and it isnt good. Its an option people use instead of traveling on the 101.

If you stay away from buildings that accept Section 8, you might be okay. Be careful to ask about roaches, etc., too.

What is wrong with Section 8 buildings? Some of those living there are VERY GOOD people, Elderly people...that need assistance. Sad that some Americans are bias to people in need.

30STM, have you ever lived in a building that accepts Section 8 in L.A.? Believe me, most of the L.A. Section 8 people have learned to work the system; they've had generations of practice! They drive nicer cars than I do, and yet they pay far below market rate rent. I never said that everyone on Section 8 was bad, but the majority of the ones who are and live in L.A. aren't the kinds of people I would want as neighbors. I lived in a Section 8 apartment complex for years because I couldn't afford to give up rent control, and it became a living Hell. I was never happier than the day I moved; now I'm in a building that doesn't accept Section 8 and it's much nicer.

The only experience I've had with section 8 is my parents renting out their condo to someone who had section 8. This was right after the Northridge earthquake and the insurance paid for a complete renovation of the condo (new carpet, freshly painted, patched cracks, etc).

That person lived their for a year and completely trashed the unit. She worked at the local hospital and dressed really professionally. We never thought she could trash it that badly. She had to try extra hard to do that. Mostly to blame is her son and pets. The carpet was uncleanable.

Not to say everyone is like that, but definitely makes me think twice.

Actually its not. I invite you to go to the Van Nuys LAPD station and ask them if there is street prostitution activity on Sepulveda between Burbank and the 101 late at night. Car area 41 covers from around Victory south to Magnolia.

Howie, , it may be quieter if you go west on Burbank, say between Balboa and White Oak. Lots of apartments around there.
