Not an easy commute to West Hollywood.

Safe is relative.

Btw, renting isn't "like throwing money away" when the total cost of a mrtgage and owning is twice what rent would be AND the real estate market in LA county is still declining.

For instance, I rent a loft in downtown LA at $1550/mo. To own an equivalent place, after factoring in HOA, property tax, insurance, and other costs, monthly payment would be over $2900/mo.

Are you factoring in PITA and HOA?

On a 3.5% down loan, you'd have to get a place for around $125K to have under $1,000 monthly house payment.

And before you start factoring in that property tax write-off, consider that you will lose the standard deduction if you itemize.

Of course you can find for under 100k, I just wouldn't want to live in most of those areas.

I wouldn't recommend living there if you are white.
