I'm looking at studios.

1. First one is in N. Hollywood, on the map it shows right by Sherman way and the 170 in N Hollywood - Marquee Apts?

2. Coldwater Canyon and the 101 - Excelsior Apts in Studio City

3. Sepulveda blvd between Burbank and Magnolia in Sherman Oaks? Embassy apts?

Also, has anyone ever lived at any of these properties before? Or knows someone who does and if so how do they like it?

I looked all over CL and these were the nicest looking studios I could find for around $1k... Haven't been there in person so I don't know how it is yet.

Offhand I would look at the Coldwater location first,
Less traffic in and out of parking and into traffic,
Close enough to freeway and shopping.

Then the Sepulveda one.
Busier traffic, less residential.
close to restaurants on Ventura.

Perhaps the Sherman Way.
Way less residential, watch the graffitti to tell you about the neighborhood.

In each case,
drive around the neighborhoods for a few blocks in each direction.
If there is a High School around, the noise level when they are having football and baseball games will be high.
Think about parking for guests.
You will probably want a pool, but not be located right on top of it.
Is the laundry room kept clean? Grounds taken care of?

location #3 will give you easiest access to the westside, but traffic in that area can be absolutely terrible. having said that, ventura blvd is nearby and you would be very close to the sherman oaks galleria as well.

Sherman Way at the 170 is barely N. Hollywood. That's closer to Panorama City and Sun Valley. A good rule of thumb in the east Valley is to go south. Sherman Way is more of an industrial area and is a bit grittier than its souther counterparts. If you want to be in N. Hollywood, then stay south of Oxnard St.

What's your budget? I'd imagine the Sherman Way apartment is super cheap.

the Sherman way apartment looks nice from the site. It looks kind of "luxury on a budget"... There's even a fitness room and two tone designer paint?

Looks kinda upscale? at least compared to the other places I've seen on CL

Same for the other two places.

both owned by the same management co...

i will check it out in person on saturday or sunday...

Coldwater and the 101.

Bonus - walkable to Ventura Blvd. And a nice section of it to boot.

I will check out that one first. I just found another one though on N Orlando in W. Hollywood. Is this a good neighborhood of Weho? I looked on the map and it seems a prime location for under $1k?


In W Hollywood in the block between Melrose Place and Blvd (they run parallel) and N La Cienega and N Crescent Heights on both sides? This one is only $900...

That's a really great neighborhood. It must be tiny, rundown, and/or without a parking space (in a neighborhood with zero parking)

I lived in the area(Valley Glen) for 4 years.

The Coldwater/101 location is safest and its not even close.

Not only safer but a better neighborhood all around.

And, contrary to what BRinSM wrote, the access to the westside is slightly better than the Sepulveda location (as Coldwater goes over the hill and turns into Beverly Drive)
