You may also look at Naples. It's a small coastal neighborhood in southeast LB. One nice thing for your wife is that she would have easy access to PCH and could take it to south coast plaza and consistenly do the drive in 30 minutes.
In regards to Park Estates and Naples, can you suggest an excellent private school nearby for our little ones? As young as they are, the school they attend is very important to us.

Thank you again. This has been very helpful.

Non-religious, take a look at Westerly. $20k/year so not sure about your budget. Catholic option is St. Joseph. Both are a couple miles away (5 minute drive). If you must be within walking distance, check out the Los Altos and El Dorado Park area. Both are very good neighborhoods.

If it doesn't have to be private there are some extremely good public schools such as Naples, Lowell, Gant, Newcomb and others.

Naples Res has no idea what she is talking about. Park Estates is one of the most expensive neighborhoods around. In fact, probably the nicest in Long Beach.

The schools are bad.

You could live in Naples easy. Their average rent is $1800. If you don't live on the water in Naples, forget it. We have a rental property there. It was a family vacation home years ago. Just a small bungalow off the water. We get $2200 per month.

I live in Rossmoor. Park Estates is an upgrade. I thought about living in Park Estates because square foot wise Rossmoor is more expensive. I know 3 Rossmoor families that moved to Park Estates. Why? Value. They waited until their children
graduated from Los Alamitos High School and then moved. Long Beach schools are that bad. When government entities get big, big, big; then school districts are bad, bad ,bad. Look it up.

The homes and lots are bigger in Park Estates. Most families stay away because of the Long Beach Unified School District.
25% of the Los Alamitos Unified School District are inter district transfers. The majority come from Long Beach!

My home has been remodeled. Go down any street in Rossmoor and you might find a house being upgraded. Average income in Rossmoor is $109,000 and is the 6 highest in Orange County. In fact, Newport Beach ranks 7!
