I really does depend on the particular street. It is on the west side of the 405 Freeway and a couple of miles from the beach, which makes it desirable, but, it is rather close to the LAX, which is a big negative. It isn't right under the flight path, so it wouldn't be that bad.

Its probably okay, but, I'd check out the noise level before signing up for anything.

Not a bad area at all. That would be considered Westchester/Kentwood. Keep in mind its all City of LA. North of 80th/west of Sepulveda puts you pretty close to the bluffs, so there is the potential for this to be a very nice area.

We would need the cross streets to give a better answer, but based you your original info, I wouldn't worry about the area.

Edit: not directly under a flight path, but you will hear aviation noise in the area.

It's not as rough as the area about 1 mile South Southeast of there.

Kentwood is the upscale area of Westchester. Very desirable area and minimally impacted by LAX. Some source of resident's frustration is proximity to Loyola Marymount University. Parking, traffic and off-campus parties can cause some problems depending on how close you are.

Also, as mentioned, it's LAUSD. So if you have school-aged anklebiters, you'll be looking at private schools.
