I've lived in the valley my whole life, but I am now married and starting a family. I live with my in-laws and would like to purchase a home, but we've only been pre-qualified for about $165k. I can buy a home in Palmdale, but I'm weary because my husband will have to commute to the valley for work or try and relocate there. Or we can stay in the valley and rent for a few years to save up more & try to qualify for more later. Is palmdale really as awful as people make it out to be?? I'm young, but I'm not a party animal, so I dont need clubs or bars to make me happy. Just a nice family area.

Your family is in the valley.
His job is in the valley.
If you have no kids, you yourself may have a better shot at a job in the valley.
Maybe you could go full more save mode and save more money for a down payment with two of you working.

You should be able to get a condo for your price range in the valley.

Don't do it. Real estate is low there for a reason. Desolate landscape, freezing winters, no culture, cheesy housing tracts, and right on the San Andreas Fault.

I'd rather rent in the SF Valley than buy a house in Palmdale. Hmm, maybe that's why I'm renting and I live in Sherman Oaks.

Gasoline prices are probably going to rise long term, so a shorter commute would be a better choice. Your husband's sanity would still be intact, too. Sitting in traffic day after day will wear a person down, until they're practically homicidal or suicidal!

Note that the 14 is probably one of the most dangerous freeways around and you would be surrounded by drivers with no license and no insurance. The only reason to live in the Antelope Valley would be if you worked at Plant 42 or EAFB.

I have heard the commute from AV down to the LA basin is terrible during rush hour, enough said.

Even though the property in Palmdale is cheap right now, a lot of them are repos, which means that the sellers are more likely to favor people with cash purchases over 30 years loans. Right now a lot of the purchase activity is from investors looking to be landlords. So actually buying a house in Palmdale may be more frustrating than you think.

But, I know a lot of people that live there, and they like it well enough.

Rent in SFV, hands down. You can also look at Simi Valley (east commute into the Valley, although I don't know which part of the Valley your husband works in) which has great schools or West Hills/Woodland Hills on the west end of the Valley.
