Also if you are open to the Valley , you can actually get something pretty decent a lot bigger than a small house for under $500,000 . The valley have as good a PR agent as Downtown or Echo Park and other areas that are more East , but there are nice parts. Looks like there are still some home in nice parts such as Encino , Sherman Oaks ,Burbank, etc these are all pretty nice places. It depends what you are looking for for decent you are probably considering safety and these areas are going to be safer than Echo Park or Highland Park. Burbank is nice as it's a different city so you don't have many of the problems associated with being within the city of L.A , you are pretty close to the Hollywood,Los Feliz,echo park area too. Much closer than you would be if you lived within most of the Westside.

Just all depends on what you are looking for.

There's homes in that price range in nice areas. I fail to understand what prompted this thread.

If I didn't have a kid, I'd probably look in the arts district of North Hollywood. Eagle Rock is great, too.

As others have mentioned, the location of your work and how far/long you're willing to commute will play a significant role in any recommendation the participants on this forum can give you.

There are many places in LA/LA county where you can afford a decent sized home in a nice neighborhood for $500K.

If you haven't used Redfin before i'd recommend it , you can search all of the MLS for the L.A area and you don't need to login. It's a great site.
