We are looking at renting a home just west of 170 and south of roscoe blvd and north of Sherman way. Is this a safe area? A close cross street is Beeman ave & wixom street.

No. That's the worst part of North Hollywood. It's on the border of Sun Valley.

You don't want to be north of Oxnard St. at all in NH, and it's better not to be north of Burbank Blvd.

(Your post said east of the 170 but the pin is west.)

Hard to say without knowing the street address. Perhaps you can post a very close street address (maybe modify it by a block if you desire to stay 100% anonymous?) It's not a fantastic area. It's older. But you never know, you could find a nice block or two.

Worse. Panorama City is the most dangerous neighborhood in the San Fernando Valley. Gang central.

OK, I'm looking at it on Google Street View. It doesn't look that bad. Probably older, but at a glance, it looks like it might be one of the few nicer/quieter blocks in that area of NoHo. It doesn't look unsafe to me. I know that park nearby is going to be VERY busy -- lots of Latinos will play soccer until late at night there. Hopefully the property you're looking at isn't actually adjacent to the park.

Hard to be absolutely sure without seeing it, both during the daytime and at night. Try your best to visit it before you have to sign on the dotted line.

I'll disagree with the above writer that it's Panorama City/Sun Valley...not really. Off the top of my head this is classic older NoHo. In other words, it can be hit and miss -- one block can be nice, the next block not. Definitely older. But at least from Google Maps, it looks like people are taking care of their houses, which is a good sign.

It doesn't look bad. Just looks like typical Valley.

I often work in that area and, let's just say, I make sure to leave work before it gets dark out. Take that for what you will. Would I live there? I'd rather pitch a tent up in the hills and forage for my food. It'd be safer.
