What is your opinion of this area? Just curious to get first hand thoughts...
I heard even though it's outside of the bad areas of Santa Monica, it's still not the best area to live in.

Is it a safe area? It seems to be pretty close to the sketchier areas... Looks like it is walking distance to the expo rail which may indicate that this area will gentrify.

I used to live and work nearby, it was perfectly safe. In fact its probably even safer now. As for the expo line, you'd have to cross the freeway to access the stations, so its not exactly close.

Ah got it... So the gentrification would be north of Pico first if that were to happen?

Your way south of Pico in Sunset Park. It runs from Ashland south to Marine and a couple of blocks east of Lincoln to 26th street. Under the Santa Monica airport. Close to Penmar golf course.

You have a Whole Foods to the East and West of that area, so you can say that area is surrounded by Whole Foods. The homes in the Mar Vista hills just next to that area are over a million dollars. for a 4 Br. There are a bunch of office jobs on ocean park. Although there were low income projects near by, the area was far from gentrification no matter how loosely you used the term. The gangs generally stayed on the west side of Lincoln.

Where you might see "gentrification" is over by Slauson and Braddock, where the one homes are ONLY $400,000.

That's a great area! Especially sout of O.P. and west of 23. Venice starts on the otherside of penmar. But heck even venice is nice these days. I'd stay at least one block off linc in eisther diertion. Linc remains kinda not nice.... Parking around SMC and Adams is tricky (understatement)

I am starting to find out that airplane noise could be a problem given that Samo Airport is right there. Here is the flight pattern.
