I think Metrolink (or Amtrack) has trains that run between Burbank and Moorpark (and LA). You might be better off picking a place in Burbank because of that. The line that runs through Studio City (the red line) doesn't go out towards Simi Valley and there is no easy connection.

I used to ride the line that runs between Burbank and Moorpark but I got off in Chatsworth. It was a 20 minute trip by train. I think that route is the Metro Blue Line.

cool. So either way we are looking at bad commutes (well, at least she is, I might be able to take a train ride), but besides that Burbank and Studio City are nice areas. I can deal with that. You guys have been really helpful. So if we were in burbank or studio city her commute to Simi could get how bad? Like an hour and a half to get there?

The commute to Simi Valley from Burbank would be faster than from Studio City even though its further away based on distance. You could take the 5 to the Regan fwy to Simi but from Studio City you would have to either take the 101 through T.O. or take streets to the Regan fwy to Simi. Id say 45 - 1hr from Burbank and at least 1hr from Studio City.
