Hi All,
I am a new property owner in the city of Los Angeles. I read through the LAHD RAC regulations (yes... I know.. I'm crazy). I found RAC 320, which allows the pass through of city assessments from 1911 assessments act (e.g. storm water, parks, etc.) My understanding is that city assessments can be passed through similar to capital improvements and that prior approval is not required from the LAHD. The city assessments (e.g. from the property tax bill) is divided by the number of units on the property then spread across a period of 60 months (5 years). For example if the 2014 city assessments were: $1200 and there were six units on the property. $1200 / 6 units = $200 / 60 months = $3.33 cents per unit / month. So in five years, it would stack and each unit would have an approximate pass-through from RAC 320 of $16.65 per month. Has anyone else done this? An example would be appreciated.
