Glendora was very nice when my aunt and uncle lived there. It is further out from LA than Burbank and some of the other towns mentioned. It still may be worth researching, though.

If you're willing to add Orange County to your list:

Garden Grove: The schools are pretty good but some areas are a bit run down. The areas closest to your work might be out of your budget.
Buena Park: Probably the closest city to Cerritos that's affordable.
Cypress: Some parts might outside of your budget.
Westminster: Similar to Garden Grove.
Fullerton
parts of Huntington Beach
parts of Anaheim

Buena Park, La Palma, Cypress are all good bets. In Buena park just avoid the southern areas that border West Anaheim/Stanton around Knott. The eastern neighborhoods touching La Palma are great, as well as many of the neighborhoods north (passing 5 on Beach) near Fullerton and La Mirada, though those are probably outside your price range. Avoid the area between Orangethorpe and Artesia as those are mostly apartments. The city of La Palma is probably also out of your price range unless you would consider homes in the high 400k.

As far as Garden Grove and Westminster, they are ghetto more to O.C. standards than anything. You'll find some very nice neighborhoods in both as long as avoid proximity to major arterials like Beach, Brookhurst, Bolsa.

I am in the same position as you. I am giving up buying a house in LA. I don't want to commute 4 hrs everyday. I work in WLA and I can't afford anyhting in this part of town.

I am in the same situation as you, I work in WLA but can't afford anything here and I don't want to commute for 4 hrs everyday. It's not worth it.

Monrovia is a quiet, middle-class town that holds on its history and resists change. They have a fun Old Town that is often used as a film location for a "quaint, small town".

I was about to suggest Eagle Rock. Some of the others you mention are good but a little far from Los Angeles, like Azusa and Covina. Duarte not so much. What about parts of Monrovia or is it getting pricey as well.
