We have a lot of R1 here. And I've never heard of landlords complaining about tenants turning a few wrenches -- it's not like people use air wrenches too often.

Landlords love the oil spot on their driveway from tenants trying to save $10 on an oil change.

OK, that gets rid of the oil in liquid form, it sure won't eliminate spots.
