Talking about the County...not the city. If not I have a whole country. I do miss California but apparently it doesn't exist as I remembered it.

So was I. This may be shocking, but you're on a site entitled City Data. Pretty easy to find the demographics of the county.

Woodland Hills probably fits your preferences more than Granada Hills though.

You can take a look on that latimes map thing to see area demographics.

You might be able to get a studio for $1100..but not sure about a onebedroom..it doesn't seem too likely.

Also I see a lot of improvements for the area as there is a huge "Grove" type development going on that's going to have a lot of new stores,restaraunts,etc.
Woodland Hills seems nice, will do more research on the area.

The Santa Clarita Valley isn't all master-planned, gated McMansions. There was a thread where some folks broke down the different areas in fascinating detail. You might want to root around for it.

I know a couple (white, 30's) with two young kids who bought in Claremont since it was relatively affordable and they really liked it. They moved from highly desirable and relatively unaffordable South Pasadena, and said there were similarities, including leafy streets.

What about Lakewood, Cerritos, Fullerton (OC ≠ Irvine), etc.? There are probably many places in the San Fernando Valley but my knowledge is marginal.

The gentrification hotspots like Highland Park, Echo Park and North Hollywood are still pretty affordable to many folks - they're not Venice or Los Feliz.

Most parts of LA are improving, so rents will continue to go up for the foreseeable future. There aren't that many hidden gems that are undervalued or undiscovered. Hermon and Monterey Hills (not Monterey Park) are tiny, residential, LA neighborhoods tucked in between South Pasadena and El Sereno (quasi-gentrifying but probably too brown for your tastes) that are somewhat unknown. You won't believe you're only 5 miles from DTLA.

Why do you have to be in LA County? What about some place in Ventura, OC, San Luis Obispo or San Diego counties? You might prefer them demographically without sacrificing charm or most amenities.

I've got a thing about Lakewood. It is such a classic mid-century enclave. Reminds me of Daly City (especially the similarly named "Westlake" district with all its Doelger classics) up here however not as beachy / prone to coastal overcast (thanks to The Hill) as DC, and replace the Filipinos with Latinos. I'd say get in there now, it is in the path of gentrification.
