i'm specifically talking about Glenoaks/Pierce. it looks like a nice area but i want to know if it is safe? i'm also interested in Sun Valley..the area around Vineland/Strathern. i know that the San Fernando Valley is alot safer than most areas of inland LA.

Pacoima is kind of rough.. Sun Valley is too but IMHO I think better than Pacoima.

Cheech and Chong used to make jokes about Pacoima and people in general do also. Van Nuys Blvd below the RR tracks is like Tijuana. You don't want to say you live in Pacoima even though many houses and neighborhoods there are better than mine. Its a low house price area.
I'm old and the opposite of a street person but I think Van Nuys Blvd near the RR tracks is a bad place at night.

I would also try looking in North Hollywood. Same general area but not as sketchy/dangerous as the places you named. Anything around the NoHo arts district will probably be too expensive (that area is gentrifying) but other areas should be around the same price as Pacoima/Sun Valley. I have several family members who have lived in apartments in North Hollywood for years and while it is a blue collar area and some parts look very gritty, it is definitely not as bad as Pacoima.

Not too great really . I don't live too far from there but there's not much appealing about the area .. Or the area I live in

It's definately a neglected area in many ways .

Are you looking to rent or buy ?

I'd definately recommend north hollywood over pacoima too especially if you could be somewhat close to Noho arts district .

I feel the area will spread And its gentrifying for sure.

Pacoima will probably be the last area to gentrify in the valley if it ever happens .

All the anti gentrification folks in highland park should move there !

Pacoima has a bad reputation and has had it for a while. There's a fair amount of low-income public housing in the area, and I'm not blaming them or anything, but Pacoima can be somewhat shady.
