Hi everyone! We're planning to buy a home in either Lancaster or Palmdale and wanted to know what everyone thought about some of the new home developments. My BF is in aerospace, so can afford a pretty decent sized home, especially with prices going down like they are. Our choices are: a pre-existing home on the west side, or a new home on the east side. I know that a lot of you are against the east side of town, but I heard that waaaay east, where some of the Richmond American and KB Homes developments are, are not that bad.

My BF has been living in the area for almost 10 years now, and he prefers the west side, but is open to getting into a larger home in a nice east side neighborhood. I come from a "white-bread" San Diego suburb, and would like to be somehere similar. Obviously, his job keeps us in Antelope Valley...

Has anyone here purchased a home in any of these developments? What are your thoughs? Thanks!

No experience with living in Lancaster/ Palmdale (just shopping in the area), but nothing makes me run faster from a place than the words "KB Homes".

I would suggest looking for another aerospace place. I would rather move to Compton than Palmdale/Lancaster. Trust me, you will not feel comfortable if you come from a white area. It's all poor Hispanics and gangbangers. If I were you, I'd purchase a home in eastern Santa Clarita, Agua Dulce, or Acton. If you provide a price range, I can help you search.

That's sort of what I was afraid of... He loves his job and where he works, and though I have a great job in West LA, he makes twice my salary. Together, we can afford to buy in a great area (combined we make almost $150K/year). But we'll have to rely on just his income once we move in together, since I've decided to go to nursing school, and I'm not even going to entertain the idea of commuting to West LA every day!

I think we can afford more, but to be comfortable, he wants to stay under $250K.

With those, you are as close to Palmdale as possible without being in a bad area.

I will not tell you not to move here. I live here and my husband works with Lockheed. We can afford a house and have chosen not to buy just yet, we rent a 2 bedroom with a garage for 830. We are waiting for the market to fall a little more before we move into something. Gives us a little more time and we can get into something not so much inflated in price.

When we first moved here 7 years ago we moved to the West side of Lancaster. 2 years ago we moved to the east side due to our vehicles being vandalized, drugs and gangs where we lived. WE havent regretted it.

I Like it over here on the East side it is way more Quiet and not that many drugs or gangs roaming the streets. There are 2 new developments over here @ 30th East and 50Th East and Ave J or K.

I would take advice from people who live here not people who base their opinions on gossip. Yes there are drugs and gangs, but they are everywhere. And more prevalent in some areas more then others.

Take a drive around here and see what you think, There is a lot of new businesses coming up around here as well as new condos just under development.

I would make the decision based on what you see and where you feel comfortable.

Hey i use to live on the on the east side of palmdale....on 47th and R4 near the park and it actually isnt that bad like Sanellina said...personally i think the west side is worse! The east side is very low maintance there is drugs and gangs over there but ya there ever where, I use to live on the West side off of Q but i forgot what number it was (sorry) the houses are gorgeous one story homes with a golf course in the middle and the mall i think about 10 mins away maybe less, but my moms car got keyed and i found that there were more gangs there and rude people. The west side is very pretty the east side is pretty but not like the west side. There are many new housing developments going up there that are probaly around between 300,000-500,00 (i think im not sure) The west side and east side both have gangs, drugs, not the best schools...just do some research and take a drive down there...Its really not as bad people make it out to be..if your going to talk to someone about it make sure they have lived there or live there so you dont get false information...oh also there is alot of griffity there..use to make me mad!! our fences were brown, when we left they were many colors haha. I'll tell ya my parents painted that fence alot!!

I moved here about a year and a half ago with my husband. I live on the west side in the 25th st area. One thing Ive learned about Lancaster is to stay away from the east side. The same goes for palmdale. I have read about random murders on the east sides of both Lancaster and Palmdale. I like it okay, I'm from the San Fernando valley and it is much cleaner and less populated here. I definitely don't miss the time it took to just drive around the corner with that valley traffic. You really want to stay away from the middle. around 10th street and I....oooohhh....I get scared driving through there. There are some beautiful houses going up for cheap in west lancaster...about 60th street. But then, if you look out your window from some of the houses you can see the prison. scary. . If you go all the way to the east side, way past those KB homes, you will find some nice houses in a more rural area. The KB homes on the east side, which I have looked at myself, are pretty but the quality of people are not that great. It depends what neighborhood though. I would say the only place for you from what you have said is go to quartz hill. You may not even need an alarm systemm there. Keep in mind though that this area, actually almost all of LA county, is a horrible place to raise kids (IMO) its also not a good place to give birth. I did, four months ago in their new pavillion. Oh dear. Anyone ever had to wait a llong tiume in the waiting room while IN labor before they can get a bed ready? They have waay too many people here and not enough doctors. Ive waited three hours for an appointment a couple different times. Maybe because of the new developments a lot of new familys are moving here and therefore there are a lot of pregnant women here. I see a few/day. One big plus is that the property is the lowest in LA county here and it is probably a good investment to buy here. On the other hand, the prison in lancaster will always be there making the value go down. The new airport in Palmdale is convenient but will also make the property value go down due to noise. My house shakes here in lancaster about once a week due to a sonic boom bc of the testing going on. Other than that...I like it much better than the San Fernando Valley. Less people, less traffic, stay away from the middle of lacaster (10th st and I) and you should be fine.

Lived here since I was 9 years old... you wanna stay on the west side. 20th to 30th West and farther. It's not perfect, but it's affordable and livable.
