I'm going to be renting out my place soon and I had a few questions:

1. Can I use this free form I found online for the lease agreement? https://www.thelpa.com/free-rental-agreement.pdf

2. How do your tenants pay you? Do you set up automatic payments straight to your bank account or do they just send you a check?

3. Am I required by law to go month-to-month after the first year lease?

I looked over this lease and it's VERY basic. Doesn't address many things (i.e. pets). You can use it, but you may not be fully covered.

Also, if you set up auto payments - which is totally fine, as is a check - set up a separate bank account to your own. If you ever have a lawsuit you won't want people having access to your primary accounts.

And no, you aren't required to go Month to month thereafter.
