"More stable" doesn't mean completely stable.

Glendale rents have increased but they haven't gotten as crazy as in the nearby areas of L.A. City.

You can find one bedrooms under $2000 a month in south Glendale. You can't in Silver Lake or even Atwater Village.

That's because those areas have much higher demand...

How is Silver Lake and Glendale even comparable?

They are near each other.

Even the "bad" part of Glendale has lower crime, better schools, better infrastructure, and better public services than Silver Lake and other nearby L.A. neighborhoods (although Silver Lake's not a high crime area). However that's not reflected in housing prices.

People will pay more for the hipster tax . It's edgy and hip to say you live in Silverlake , not so much with Glendale . It's also going to attract more transplants too .
Glendale is actually a lot nicer and you have your own police and other city services .
Burbank is even nicer than Glendale too .

I absolutely agree with this. But Glendale isn't "hip." Silver Lake is.

What jm said. It is not because of one being rent controlled and the other not.

This also is one of the reasons why places like Irvine, San Marino, and Arcadia have completely blown up in price. It's super trendy to people in China and there is significant name recognition. There are realtors out there with books of pictures of houses and Chinese millionaires just pick them up and buy houses sight unseen. It's completely insane.

That's insane. I was paying $995 with all utilities included, in 2010 on Central Ave down by the Vons.

I find it funny leftist embrace "immigration" until it starts to have a personal effect in their own lives, then it's "Gentrification is a violent threat!!"

What a bunch of phoney hypocrites. I hope they all get priced out by rich foreigners (which seems to be the case already). This gives me happy feelings. They got exactly what they deserved.

Oh, they're "radicals" compared to the normal leftist who don't react strongly to gentrification. Got it.

Quesiton...
Do these "activists" own anything in Boyle Heights?

Home owners should be delighted by gentrification of their neighborhood. Whereas renters should count their lucky stars for good rent in the booming years of LA and move to a more financially fitting neighborhood.

This seems to be something that the population of major US metros can't comprehend. You own for financial security and to deflect all these terrible white people from upscaling your apartment and subsequently your rent. If you're leasing someone else's property, you're only entitled to stay there until the end of your lease.
