I was way out off the 215 the other day, and saw Menifee and couple other areas. It's a new hot spot for housing construction, although it's pretty far out, and almost all tract homes. Yes completely different lifestyle from all the areas of L.A., yet they are building a lot so demand is coming from somewhere.

I know it's different, heck one could almost say "aging" to consider this, but there was a strange clean appeal to the area. What would you say?

Have you checked out Temecula? I like both those areas

If I were working somewhere nearby, then Menifee would be on the list. Aside from that I am partial to the northern IE, on the upslope to the San Gabriel Mountains.

I was in SoCal again this past week. I actually drove around that area from like Hemet, towards Lake Elsinore, and passed by Menifee. The town has a bunch of posters up on street lights portraying young people in military uniforms. Are these kids that have served in the military from the town of Menifee, or did they die while serving, or what? There was a lot of posters, and that seems to be a lot of people from one area alone.

I think if they developed the Ortega Hwy, and made it a regular freeway, the Lake Elsinore, Murrietta areas can develop more, and be a more convenient drive. I was actually going to start a thread about developing the Ortega Hwy.

I also went down to Murrietta, and Temecula, and around the Marine Base to Oceanside. It seems like this whole area has been designed with a population boom in mind. There is already large commercial districts, and strip malls. And boy the temperature was hot, but dry.

That is not going to happen and you will find zero support for it in OC. There was a multi billion dollar proposal out of Riverside that they tunnel through the Santa Anas. It's a non starter.

Hi I'm a Realtor from San Diego; one of my clients was interested in Menifee, I was very apprehensive about it. I went there with her a few times and my opinion was altered by the vast array of communities. Compared to San Diego real estate is prime. The buyer settled on a new 3,000+ square foot home for 335K with HOA fees of $63 (you can't get a home in SD for that!) Personally I preferred the older more established communities in Menifee but either way you can't go wrong.
The area is booming with lots of new homes and job opportunities to support the growth. Additionally, they are building a huge mall right off the 215. A word to the wise, if you are purchasing new be sure to research the builder and take your Realtor with you, the companies don't really like that but its a protection for you.

But that is quite the drive to San Diego is it not from Menifee?

I once considered Menifee as one of the cities I'd move to in Southern California, if I got tried of Los Angeles.

They have a new Metrolink station at the Perris/Menifee border. Probably will help with property values as you don't have to drive to get to LA and OC.
