Most of you probably don't know this area, only a small percentage of you will. It's 10 minutes from DTLA, next door to Boyle Heights. City Terrace is in it's early stages of gentrification and it's the last affordable area in Los Angeles that's in the hills and has amazing views. I feel a lot safer in this neighbourhood than in DTLA. It's cleaned itself up good.

I recently took my friend there to view this house because what she's paying in rent is more than my mortgage. Even if this house was in Silverlake it would be worth over $1m

I've had two of my coworkers buy in this neighbourhood. I also love all the murals around. Such a cute vibrant neighbourhood.

Affordable is a relative term. Somebody with a home in City Terrace was recently telling me how they issues with their neighbors. Generally speaking, that area of around CAL STATE, LA is not too good. It's relatively "affordable" for a reason. And since when is being being close to Boyle Heights a selling point?

Never said Boyle Heights was a selling point, just telling people the location. You clearly don't know about Boyle Heights and it's gentrification. All the hipsters that can't afford to live in Silverlake, Echo Park, even Highland Park and Korea Town are moving to Boyle Heights. Go to the open houses on the weekend and you will see the types of people that are showing up. Being close to DTLA is the selling point.

That's a stupid comment about your friends and her neighbours. My cousin lives in a town house in Hollywood Hills and is having issues with her neighbours and?

Beautiful place, I love it. I'll definitely check out the neighborhood next time I visit. I had lived in L.A. for 14 years and never really heard that much about it, so thank you for pointing it out.

I'd settle down a bit. Certainly generalizing based on one experience isn't the best way to go about making an argument, but that was a bit strong.

We looked at some rentals there last year. IMHO it did not seem safe at all, and not amazingly cheap either. Around KTown prices, but KTown is way nicer and has much more local amenities.

Those ownership prices are cheap but not that cheap, not enough to get excited about. It's basically on par with other parts of SGV.

Relatively cheap on price because the cost is in the risk. A classic example of the sort of nabe that desperately house horny types try to convince themselves and others is worth lowering expectations for during house price bubbles like the one we're currently in (which is finally stalling out). The problem with buying in a so called gentrifying area is that you have to put up with ghetto until it gets cleaned up, which could take years, if ever.
