I have a new job lined up in Culver City.

My husband is an engineer, but he will be looking for a job AFTER we settle down in LA. So I don't know where his commute will end up being (hopefully close).

We are selling our current house, and have a budget for around $500-$550k to buy a house. I was looking at Culver City, and I guess $500k only gets me a small condo plus some insane HOA fees.

I really want a house with a yard. We have a large dog. We don't have kids, but would like to try maybe in a year or so and that is another reason we would want a house longer-term.

I'm okay with renting for a while, and don't have to buy right away, but any ideas on where I should start to look? I'm okay with a little bit of a commute but hopefully not more than 40-45 minutes.

Is there any area you would suggest?

You haven't stated your rental budget, but you'll be limited more on finding a place that will accept your large dog. Are you planning on taking public transportation to work or driving?

I'm afraid that for $500-$550K, you won't find any homes around Culver City or any good parts of LA for that matter.

I suggest you look into renting an apartment in or near Culver City first, especially since your husband is still looking for work which may take him anywhere in the LA area. You'll need to pay at least $2,000-$2,200/month for a decent place in that area.

This.

And especially if you are considering kids and will want to live in a good school district. Luckily Culver City has great schools so you should look there but you will probably have to rent or settle for a condo. The westside is extremely expensive so to get a house in a decent neighborhood and good school district then you will be looking at long commutes

Oh OP, you're gonna need to add about 1.5 million to your budget to START seeing properties worthy of the name "house"
