The cost of housing in CA is so out of sight for starters unless one moves to Bakersfield. But two grown children living in the kitchen....at least a bed in the living room for a while until they can get on their feet.

It's tough for many to keep from sleeping in the streets/woods.

I had a friend yrs ago who rented out part of her one bedroom apt in WLA to those looking for short term stays. She needed the $$$ and trusted enough to do this. The folks who stayed there slept in living room on mats or sleeping bags. She's now living in senior housing in SLO.

There is a Real Estate forum on here that you should post this in. You'll get better responses and from other landlords too like myself. What does the contract/terms agreement say?
