Except for Agoura Hills those are LAUSD areas. And Agoura Hills is WAY out of the commuting range. Porter Ranch's methane issues make it totally unfit for children.

SFRs are extremely difficult to find in Encino and Sherman Oaks in that price range, and what SFRs you'll find in that price range are going to be ratty and run-down.

The leak was completely sealed. Admittedly, there have been lithium issues in the water but those issues are not exclusive to Porter Ranch and they seem unconnected to the previous methane issue.

PR residents are trying to get Aliso gas shut down...won't happen.

Completely sealed for now. There will be problems there again. It is only due to the frenzied pace of the current LA area real estate market and the continuing supply of foreign buyers that the property values haven't crashed there. Porter Ranch is the Panorama City of the future - due to the ongoing issues with lithium and radiation poisoning it is only a matter of when not if it becomes ghetto

MUCH better to have a Culver City condo than an SFR in Porter Ranch. For one thing said condo will hold its value and continue to go up.

Can’t figure out why no one is mentioning El Segundo or Redondo Beach. Sfr are too expensive but there are townhomes in that price range.

El Segundo is within the commuting range and there are townhomes and condos within the price range.

North Redondo is within the commuting range, although some parts of Redondo may not be. It will not be easy to find a condo within the price range even in North Redondo.

What about Torrance? North Torrance is not as nice as the rest of Torrance but it is safe and the schools are still quite good, better than the Valley locations named, and condos are very much within the OP's price range.

Looking at school digger in all of the towns we can afford it seems like my children will be a minority as white students - many of the schools are only reported as 10-15% white, maybe 25%. (I want a diverse school and my children currently have very good friends of different races, so please don't take that comment the wrong way - they are in a diverse environment where we are now, with a mix of asian, hispanic, african, white students - but the mix is more even - they aren't the minority, which it looks like they would be in many of the districts even outside of LA County.)

It's very different to also see many schools that have 40-50% of students receiving reduced/free lunch. But these are in towns where we can't even buy a single family home for 700K. How is this possible?

LAUSD schools resemble each other much more than they resemble the neighborhoods in which they are located. Catchment areas in LAUSD are meaningless.

Both.

In the nicer LAUSD neighborhoods there are few kids going to conventional schools from those neighborhoods.
