Looking for advice/recommendations for family friendly LA suburbs. Looking for safe, clean, good schools. Budget 700K. Commute to Culver City. Prefer single family, but townhouse/condo is an option - do many young families live in townhouse/condo communities in this area? Commute time of an hour or 90 min max. Thank you!!!

I'd start looking in the SFV if you want a sfr.

Why not Culver City itself? That wouldn't be enough for an SFR but there are still condos in the upper range of that budget. The only nearby community that would be better in all of those things is Beverly Hills and that would be more expensive.

They want an hour commute from Culver City which rules out any part of the SFV other than Sherman Oaks and Studio City. Both would be out of their price range for SFRs. And even those areas, while very nice, have LAUSD schools and crap services

Okay, what would be good school districts with mega commutes, 90 minutes? Off hours, 6:30/7:00am start is a possibility.
Where do people with families live that commute to Culver City - on a budget of 700K. We are (possibly) coming from another high cost of living area in the Northeast - but our schools are all pretty good here & the traffic is not as brutal. I am fully aware that our housing budget may make this not worth the opportunity - but trying to be open minded and give it a shot. Housing & schools in our price range look dismal though.

Culver City has excellent schools and very family friendly. $700k isn't going to buy you a single family home in an area with good schools and a decent commute so just get that idea out of your head.

Even places that would be 90 minute commute on a good day that have great schools like Burbank, Santa Clarita, Thousand Oaks etc you will have trouble finding a move in ready home for $700k. My commute is 25 miles and usually 35-45 minutes but 5 times in the past two months it's taken well over 2 hours one way because of fatality accidents during rush hour. This is something that happens fairly regularly on the major freeways. So if you set yourself up for a 90 minute commute each way, expect that on semi regular occasion it will be 3 hours one way. I'd get a nice condo or townhome in Culver City

what grade are your kids in? if they are young, I'd look at Encino/Sherman Oaks north of the 101 near 405) for a detached house. if you have older kids, you'll need to look deeper into the valley (porter ranch or Woodland Hills) or maybe even a place like Agoura hills.

FYI traffic starts very early in LA. Traffic at 6:30am isn't much better than at 8:30am.
