Regarding the rent prices I'm seeing on Zillow...in the "above 4K" market, how many are actually paying those prices? Are landlords or leasing agencies open to concessions? Do most renters work with brokers to negotiate a lease contract that includes better terms? Just interested in how much I can afford between 4.5-6K in W-LA moving back in two months.

I’ve not really paid attention during my visits but I have noticed my daughter who is studying at UCLA on a graduate program is spending $3-$4k a month more then she spent in NYC. Some of that may be due to gas for her car she didn’t use in NYC but at most that would be $250 a month and probably not even close to that. NYC is expensive so for her to be spending more in LA has been very surprising to me.

Recently negotiated a rental for my daughter close to UCLA .... I wished I could have found something for $6k ... ended up being more like $9.5k which was asking $12k with gardener and pool maintenance included.

Seriously .... what she lived in when she was in NYC would have rented for only slightly more ... she could have got an apartment or something but she wanted a yard for dogs
