We were driving around in Torrance area today, saw pockets of mini-mall with highly concentrated Asian restaurants and clientele. Is that a sign of good neighborhoods?

What areas are considered "good neighborhoods " would you recommend in buying a SFR? South of 405 fwy? East/ west Torrance?

Wherever there are Asians in a city, that doesn't mean that its the safest neighborhood of Torrance. Sure that Torrance has low crime rate, but Asian communities dont make it safer. It is the people's behavior in certain communities in terms of criminal activity. If you want the safest neighborhoods, then you would want to either live in west torrance or north of the 405 (near El Camino/Yukon). Both have low crime rate, and also you get very easy access to beaches if you really like them (Torrance, Redondo.)

My buddies house in Torrance seemed pretty safe. Only issue I had with it was the narrow ass streets. Had to park up on the curb. He says he hasn't had any issues in the whole area. I didn't see a single homeless person, junkie, or cop the whole time I was there.

Sleepy Hollow is probably the more desirable part of Torrance. There is also the Hollywood Riviera. Torrance is large, some parts are really far from the freeway and can take 20 minutes just to get to the Freeway. North Torrance has seen high appreciate rates, my guess due to convenience and access to the 405 . People just keep getting pushed futher south due to prices. Some of the small homes are on R2 lots letting you build a second unit.

I'd buy a SFR in Torrance, but I'd make sure it was in the city of Torrance and not just Torrance PO zipcode. I also wouldn't want to live right next to a refinery. Although if it shuts down, you might see a jump in property value overnight.

Thanks for the help, guys. Can you be more specific as to where Sleepy Hollows, Hollywood Riveria are?

The neighborhoods we visited was in the Old Town area.
