Thinking about buying house in porter ranch .. new toll brother community

Budget $1M - $1.5M

I work in downtown LA but work hours is 6:00am - 2:00pm so i never hit traffic
wife is looking for a job. Most likely will end up in woodland hills, culver city, santa monica, Ventura/encino

biggest reason i am looking to buy in porter ranch is because brand new houses, good school district, nice clean area and commute is still doable

a good school district is the biggest factor though

also i think the new toll brother community has good potential to appreciate in value

thoughts ?

anything i should be concerned off or other good locations in LA with good school district ?

Your wife will not want to work in the LA Basin. That commute would be hellish.
Hopefully, she can find work in the San Fernando Valley or Thousand Oaks.

Also - you seem so confident that you won't ever hit traffic on your commute. Those hours are helpful, but once traffic patterns return to normal, you will eventually see your commute stretched into 45 mins - 1 hour in the afternoon drive home.

Currently i live in Reseda i dont hit traffic at all on 101 or the 5 ... 30-40 min traffic i dont mind to be honest ...

It's always windy there, prepare to evacuate every couple of years and possible rebuild every 10-20 years.

I lived in Porter Ranch while working at LAX. I worked 6:00 am until 2:30. There was always horrible traffic on the 405! Not quite the rush hour traffic jam in the afternoon, but the am was a terrible commute.

How did you like living there in general ?

Way too windy for me.

And I never liked the vibe when I visit friends there. I know that's vague and subjective, but there's something to me about new developments and the people that buy in there all at once that I've just never vibed with. Totally subjective and YMMV.

The wind is only occasionally but is stronger there than in other areas. Shepherd Church the best church of all is there. It is a nice area.
