Hello City-Data!
Hope everyone is doing well and hanging in there.
I'm a pediatric dentist looking to start a practice around the South Bay...specifically in the Lomita/Torrance area.

I was wondering if anyone could chime in and give me a little more insight into the area. I want to be able to serve as many kids and families as possible in the area, but need a little more information.


Some specific questions I had were:
1) Are there a lot of young families that live in this area?
2) Has the area been growing the past 5 years or have people been moving out of the area?

2) How are the schools?
3) I know UCLA Harbor is close by and I would like to accept whatever insurance they provide their employees....On that note does anyone have any insight on what insurances major employers around the area provide their employees?

Lomita is in LA Unified School District as is the city of Carson. Lomita has some good schools, but they don't compare to Torrance.

Torrance has its own school system (Torrance Unified) which is rated much higher. The demographics of Torrance are more Asian and it turns more Latino as you move closer to the 110. Across the 110, it is a mix of Latino and Filipino for Carson south of the 405. Along the 110 is mostly working class families. Wilmington is probably the area most people around there would identify as "dangerous." I worked there for a few years and never had any issues.

Toyota left Torrance a few years back and Honda is doing a very long process of leaving the area as well, but the South Bay is still doing quite well. It's a stable area. Del Amo Mall is huge and the new renovations/additions are very nice.

The areas of Harbor City, Wilmington, & San Pedro are part of the city of Los Angeles.

The area tends to get nicer the closer you move towards the Palos Verdes hill (most people just call it PV "Pee-Vee").

Hi thanks for the detailed response.

Do you know anything about the housing market in Lomita? Trending up, down or pretty much the same? I;m assuming a lot of new younger families lean more towards Torrance > Lomita due to better schools?

AFAIK, I don't think any place in the South Bay has ever trended worse in the last 20 years be it crime or housing prices. It has always gotten better, or stagnated, including Lomita. I believe Lomita has gotten a lot nicer, and went from like 500k to 690k in 5 years. (might be outliers). It's way nicer than anything east of Western. Just know that the more east the more nice.
