Dude, dont take this the wrong way, but do you have even the slightest in-person knowledge of LA/SFV? I ask because despite all that we have mentioned here, you still seem to be stuck on Simi. Simi is the FARTHEST from the ocean. In the non Simi areas you'll be closer to "nature" and hiking trails and LA/SFV hasnt had an issues with pollution since like the late 80s.

Also, the commute to Westwood from Simi is pretty much not doable even for just 2 days per week. That is, unless you leave Simi at like 5:00-5:30AM. Even still, when the Westwood metrolink station opens, it would be a silly commute taking a train from Chatsworth to downtown LA, then all the way back to Westwood. Westwood is right at the 405 just south of Bel Air.

Thanks, everyone, especially rokuremote for your input! It seems like SFV is mostly where folks think would be better. I will continue research and hopefully all will come together in due time! Over and out...
