Hi, anyone have any experience living/buying here, in Woodland Hills? Recent condo conversions. Looks nice, reasonably priced (for L.A.!), guard-gated, lots of amenities.

Lots of units with mold there as well. A coworker of mine lives there and said there are many units that have problems with mold.

Default RADCO is not the developer, these are BANK OWNED!

FYI, RADCO will lead you to believe that they are the "developer", but they are a money manager for what was Lehman bank. These "condo's" are a "C" class cheap apartment conversion sugar coated with pretty landscaping. They are overpriced and there will be over 100+ foreclosures and short sales coming up in the next 12 months. Check with the management company LB Properties, to find out how many people are 3 months or more behind in their monthly dues. If you really want to live there and get the best price, I'd suggest buying one of the upcoming shortsales or foreclosures. RADCO will tell you that they can match your monthly payment (buy buying down your interest rate) with that of a shortsale or foreclosure. Who in their right mind wants to pay $20,000 to $45,000 more for the same thing in todays market place! They, RADCO, will entice you with incentives to use their in-house lender, I think currently they are Wells Fargo and Countrywide. Why, so that they can make sure their over inflated prices can appraise. Beware....these are not nice folks you are dealing with.

What does a comprarable property rent for? There are so many rental units coming online in Warner Center -- many that were intended for sale (Triana, The Mont, another on De Soto & Victory just completed). This will put massive pressure on pricing as inventory keeps rising. BTW, selling a condo right now is like selling ice in Antarctica.

I don't know anything about the Met other than they were overpriced apartments for singles and newly divorced,primarily. I lived in Warner Woodlands which are townhomes off Owensmouth near Burbank and liked it there very much. I'm sure there must be some for sale there. When we rented there in 91 it was still cheaper than the Met. Except for the blazing hot summers, I really liked it. Could walk to the movies,shopping and dining so we barely used our cars.

The market is over saturated in Woodland Hills. There are too many completed units on the market that aren't selling or renting. I work near Triana, and those units are empty. The rents are way too high; people would have to make over $90,000 a year just to be able to afford a studio apartment. I don't care if there are granite counter tops, why would I choose to live in a complex like that if I made that much money?

Sandy where is Triana? I grew up on the S.O. Van Nuys border and my family still lives there...by the Sherman Oaks Park.
