Just out of curiosity, what is the entry level price for a decent 3 beds/2 baths condo in Malibu?

Check msn.com under the real estate section and you'll find the listings. I am eyeing a 1/4 acre lot just above PCH that is selling for $650,000 which is a deal.

Vacant? Reports? approved for development?


Malibu entry prices vary depending on what type of view your looking for and how close to PCH you will be. Sometimes malibu realestate is overlooking the 101 instead of the 1.

Sure is. Vacant lot approved for development. Its directly across the street from a friend who looked into the possibility of buying it himself. The only thing is that its sort of in a "sunken" part of the hill where you MAY get an ocean view on the 2nd or 3rd floor when you build.

Near the Civic Center you can figure on opening prices around $499,000 and up. Near Tivoli Cove your looking at $799,000 and up. Over at Carbon Beach your looking at a starting price around $3,800,000. Just depends where you want to live. Also remember that Malibu is part in LA County and Ventura County has a part as well. City of Malibu is in LA County. You could live in the hills, on the beach, or on the hills over looking the beach. You need to know what you want because for diversity of land types and housing types, Malibu has it. Just not your normal city or community. I have always loved it though.

One of the most satisfing and enjoyable things I have found is to purchase an undeveloped lot in a developed area and build your vision. I hope you do purchase this property and build.

A 3bd condo in Malibu is probably around $750,000 without an ocean view.
