as a faculty member. I will need to rent for a few years. DH and I combined will make 120,000-140,000 but have a ton of student loan debt that kills our DTI for buying a home.

However, we have 3 kids and 2 dogs that we won't consider leaving anywhere else. They are our bonus kids.

How much is "reasonable" for a 3 br. home in the CSULB area, and what persuasion will work for rental agents to prove our 2 large dogs (lab mixes, are good, nondestructive, nonbarking dogs!)???

3br home in a good enough area in east long beach, lakewood, rossmoor, seal beach, cypress, etc will be 2000-3000/mo. ive been seeing a lot in the 2400$/mo range lately. occassionally some will come in a little cheaper, but they aren't very often. lakewood will probably be the cheapest. stay between lakewood blvd and the 605 fwy(which is a large area) for the best neighborhoods. best schools will be in rossmoor/seal/los alamitos, but will come at a higher premium(in the 2400 or so range)

all of the areas i mentioned are a sub 20min drive to csulb

as far as dogs, i find most of them dont want pets because of the trouble, but there should be a decent enough amount of listings that have them.

come over to the Naples section of LB. Schools are the best in the Long Beach / Los Al / Seal Beach area and the neighborhood is great. 3500 for a 3 bedroom rental.

Also look at El Dorado Park if you want more suburban instead of beach feel. Probably 3k for a 3 bedroom there.
