If you dont have a permanent job, but have 6 months to 1 year's worth of rent available to pay in advance, will they rent to you in Los Angeles on that basis? I know this will depend on the landlord, but I just would like a general consensus based on personal experience.

**Please see my other recent post "Can I Make it in L.A."? I would really like to hear everyone's opinion.

Yes, especially the year part. In Los Angeles, leases are good for only a year, after that it's month to month. If the landlord doesn't want you around anymore he's supposed to give you 30 - 60 days notice. Because it's month to month, he doesn't need a reason to have you leave.

Leases could be 3, 6, 9, 12 months or whatever. Month-to-months are just that. After the lease expires, it automatically rolls over to a month-to-month unless the tenant and landlord agrees to another lease term. On month-to-month, a landlord can give you 30 days notice to move if you've lived there LESS than one year. If you live there 1 year or MORE, they have to give you 60-days notice to vacate. Seems like every year the laws change.

cover your ass and make sure you get every detail in writing, particularly the fact that you have paid XXXXX up front adn it covers XXXXX. You'll need to protect yourself, no one else will.
