Chino Hills is in San Bernardino County and is a long way from LA proper. That area has been hit really hard by the subprime defaults and foreclosures. There's a term for buying in this market: catching a falling knife.

be wary of condos, especially old ones. there are some astronomical HOA fees out there. the ones here in rossmoor(technically seal beach zip, but located within rossmoor) have 500/mo in association fees. 200/mo in regular fees and 300/mo in a roof replacement that was done a few years back and still has a few years to pay off(which is odd since you would think that the regular hoa fees would be for maintenance like that)

The resale market for condos in the Inland Empire would be tiny. If you could buy a single-family house there, you probably would.

Focus on a single family house. At least you can upgrade your property. With a condo, there's not a lot you can do to distinguish your unit from others in the building.

Don't think of a home purchase as an investment. The most important thing is that it's a place you can really enjoy, in a neighborhood that you like.

I used to work with a girl that lives in Las Vegas. Her husband is realtor. She said you can get houses well under $100,000 now in some places and that overall prices are back to where they were in the early 2000s. It is just amazing at how large the bubble was.
