The only job that is set is my husband's, which would be in El Segundo. No idea where mine would be, so can you list areas that keep his commute at 45 minutes or less (in traffic) that would offer 3/2s for under $500K?

long beach, san pedro or torrance might be options. the others you mentioned are further than 45 minutes away from el segundo.

Eagle rock and Glendale sound REALLY far in traffic, which is almost all the time. I'd definitely look in Torrance before those two.

another option might be lomita, which has some nice areas tucked up against the hills of palos verdes. you're going to need to do your research though because of all of the cities that I mentioned also have some pretty bad areas.

Would the Long Beach-El Segundo-Long Beach route have less traffic than the Glendale-El Segundo-Glendale route? Because it seems pretty far, too.

You can get a 3/2 townhome in nearby Redondo Beach for under $500K. If you want an SFR, then you're going to have to expand to the cheaper areas for your price range.

Both will suck, but Long Beach would probably be a bit easier as you would only have to use one freeway.

torrance has a wide variety of prices because it is fairly large and has some very nice and some not so nice neighborhoods. the same goes for long beach. i'm not sure you'd want to live in a $500k home in torrance though (same for redondo), not yet anways. however, $500k would get you a decent home in long beach in a nice area (i'm thinking the neighborhoods east of the airport, north of the 405 and west of the 605).

The problem with Long Beach is that the nicer areas are the farthest from El Segundo. I think the thread starter should stay as close to work as possible even if that means downgrading to a townhouse to keep within the budget. So that means Redondo as mentioned above or the nicer parts of Torrance or Lomita. I'd be hesitant to look anywhere east of Western Ave. both for safety and distance reasons.
