Hi everyone. I am currently a renter in Chatsworth, which I consider to be a very safe and quiet neighborhood. i absolutely enjoy the mountain views and rural atmosphere out here. Recently, my wife and I are planning on purchasing a home in either Sylmar (North of the 210) or Reseda (South of Vanowen, bordering Tarzana) close to the library. These places offer properties that are somewhat affordable ang have more value for the money. I'd rather live in Chatsworth but homes here are over my budget. The northern part of Sylmar has a similar horse-property community but I am a bit concerned about gang activities south of Foothill Boulevard. Reseda can be crime-ridden too, and the downtown area seems very seedy. I am choosing between two really nice homes in these two areas but am not sure which one I should pick. Any input would be greatly appreciated. Also, I've got a small daughter and I'd like to make sure that she's safe.

Where is your job? Spouse's job?
Can you continue to rent for another year? (A lot of people figure housing prices haven't fallen far enough yet.)
Have you compared the schools your child(ren) will go to?

I work in Northridge, and my wife works in Noho. Input on schools would be greatly appreciated too.
