As noted in the title, I'm wondering if there are there any areas to live where one can be close to a beach, yet still not too far from downtown - commute time no more than 25 minutes?

25 minutes doesn't take you far from downtown. LA's suburbs aren't that close to downtown.

That would have to be a resounding no. Really.

Honestly, you need to be more specific about what you mean by "close" to the beach. Is close to the beach 30-45 minutes so you can have a 25 minute commute?

25 minutes doesn't get you very far in rush hour traffic. I live in West LA and sometimes work out of our Beverly Hills office. I think the drive is 4-5 miles, and that can take 20 minutes pretty easily, just as an example.

I live 4 miles from the beach, and on the weekends, with no traffic, taking surface streets, it's a 15 minute drive.
