There are really no hip urban regions east of downtown LA. Most of that is west, in Orange County or North. I know you can get a pretty nice condo in the Whittier area for your price, but you would be looking at a house that is 60-80 years old with 2 bds and 1 bath. The only safe area in Whittier is on the west side and north of Whittier Blvd. I have lived in that area. It has a cool uptown with shops, clubs and restuatants, but I wouldn't call it urban. San Bernadino County is largely gang infested and high crime, plus your income wouldn't buy you anything,
Based on what you can afford, you must not both be professionals, so why don't you try to get jobs more west of downtown to find what you are looking for. Safe areas are actually west of Beverly Hills. But you are looking at 500K and above for that.
If LA lets you down, look into the Seattle area. You can buy a house or nice condo for your price and be close, not only to Seattle but within a 2 hr drive of Vancouver Canada. That's about as much urban as you can stand.

I don't agree with some of this - especially the inference that the only safe hip urban areas are west of Beverly Hills. That's a pretty small slice of the LA area, and there are many hip, urban, safe neighborhoods outside of the far West Side/Santa Monica or Orange County.

She hasn't lived in LA in 18 years, and is always trying to get people to move to Seattle.

Back to the OP: There are several safe, hip, beautiful cities with vibrant downtown areas in the SGV: Pasadena being the biggest and busiest. Monrovia has a really attractive downtown, and is perfectly situated between your two jobs, but you will have a hard time finding housing in Monrovia on your stated budget. About the only things in the San Gabriel Valley for $250k are: El Monte, NW Pasadena, and possibly Pomona. El Monte is cutting city services due to the economy - I would be very concerned about where that city is going. Pomona has some kind of a gang presence that always comes up any time one mentions it.

I think you are looking at a condo, honestly. Or just rent for a while.

This sentence is a contradiction. You're suggesting the OP cannot buy anything in San Bernardino County (for $250k) but gang members and criminals can? Wouldn't you think that an area infested with gangs and high crime would have lower property/house prices? I do not deny that there is crime and gangs in SB County. But infested? Nah...

I don't know who said homes in San Bernardino cost over $250k. The median home price in San Bernardino County is $150,000. In the city of San Bernardino itself, there are over 500 SINGLE FAMILY homes for sale that cost under $250k. You can easily find places for around $75,000, even less, in the ghetto areas. These are detached homes ranging from 900-2,000 square feet for under $250k. The city of San Bernardino is dirt cheep right now. You can guy homes (granted, usually in a rough neighborhood) for the same price as a upscale BMW there.

For the rest of San Bernardino County, places like Fontana have 425 single family listing under $250k (Sample: http://www.redfin.com/CA/Fontana/150...6/home/4261946), Ontario has 125 listings for under $250k (Sample: http://www.redfin.com/CA/Ontario/230...1/home/4039773), etc...

No argument at all with what your saying. The subject of yukiki11's statement I quoted was San Bernardino County:

My argument is he can especially since his price point is $250k. You've shown evidence that supports it and that she is wrong. My other argument is that SB County is not gang/crime infested.

San Dimas Is a nice quite town.. Rancho Cucamonga is a great town.lots of shopping and restaurants

Something is going to have to give though. The OP can't meet all his criteria. There is basically two options:

1.) Not own a home, but probably rent or buy a very small condo in a cool or hip area.

2.) Own a $250k home, but live in an area that isn't cool or hip.

I don't really see what else the OP can do, because they sure aren't going to find $250k homes ALSO in a cool or hip place.
